Leases & payments

Leases that know their deadlines and limits

Create the lease in four steps and keep it in view over the years: Immo Manager tracks incoming rent, works out the cap and deadlines of a rent increase, rolls graduated and index rent forward and flags a deposit that is too high.

At a glance

  • §558 rent increases with cap and deadlines
  • Graduated and index rent rolled forward
  • Rent payments with bank statement matching and dunning

The lease in four steps

Property, tenant, terms, review: in the wizard you enter the lease type – fixed-term, open-ended or monthly – rent, service-charge prepayment, deposit, payment day and notice period. You can add a new tenant along the way.

  • One active lease per unit
  • Sixty days before the end the status changes to "Expiring soon"
  • Documents on the lease, such as the handover report and proofs, up to 10 MB each

Incoming rent and dunning

The payments overview separates overdue, upcoming and paid rent. You upload bank statements as CAMT.053 or MT940; Immo Manager suggests the matching rent for each line, and once you confirm it, the rent counts as paid. Overdue rent is chased by e-mail in stages.

  • "Mark as paid" with date, method and reference
  • A reminder before the due date, dunning letters after 1, 7 and 14 days
  • Partial payments stay visible as "partial"

Rent increase under §558

Choose the justification – rent index, rent database, expert opinion or comparable flats. Immo Manager checks the twelve-month waiting period and the cap of 20 %, or 15 % in capped areas, and works out the consent deadline, effective date and filing deadline. The app reminds you before the consent deadline ends.

  • "Rent potential" lists leases with room up to the cap
  • "Record consent" makes the new rent apply from the effective date

Graduated and index rent

For graduated rent you enter the steps, each at least twelve months apart. For index rent you enter the new consumer price index. Immo Manager applies the new rent on the due date itself.

Rent brake and deposit

The rent-brake check compares the rent per square metre with the local comparative rent plus ten per cent and takes exemptions such as previous rent, new build and comprehensive modernisation into account. You record the deposit with type and status; if it exceeds three months' rent, Immo Manager flags it and later reminds you to return it.

What it cannot do yet

  • You enter the local comparative rent yourself; the check never blocks a lease.
  • Immo Manager does not produce a rent-increase letter as a PDF yet.

On every plan

Leases, payments, dunning and rent increases are part of every plan; how many properties you manage depends on the plan.
