Enter the costs

Every cost type under § 2 BetrKV is available, with a suitable allocation key suggested: water and waste by persons, lift and cable by units, heating by consumption, everything else by floor area. Immo Manager takes heating consumption from the meter readings of your property inspections.

Allocated correctly

Move-ins and move-outs during the year are prorated to the day, and so are the prepayments. The share of vacant units stays with the owner and is not passed on to the tenants.

The statement per tenant

For each tenant the overview shows floor area, share, prepayments and the result – additional payment or credit. You download the PDF or send it by e-mail with "Send to tenants". If several owners hold the property, Immo Manager creates a statement of costs per owner by share.

The deadline in view

The statement must reach the tenant within twelve months of the end of the period. Immo Manager sets this deadline, reminds you in the app from 60 days before and shows the days left in the list.

What it cannot do yet

A heating-cost statement under the Heizkostenverordnung and importing meter-reading data are not available yet.
Rules for commercial tenants are not covered.
